Timber & Land Acquisition
Did you know you can sell your standing timber for a lump sum?
Not every landowner wants to manage a timber harvest. Some prefer to sell outright and move forward with different priorities. If you own timberland or standing timber and are considering a sale, selling is a straightforward alternative to logging and waiting for proceeds.
High Mountain Resources is actively looking for opportunities to purchase timbered property and standing timber throughout Western Oregon. Whether you own five acres or five hundred, whether your timber is mature and ready for harvest or younger growth with potential, we're interested in talking about your property.

Why Landowners Choose to Sell
There are many reasons a landowner might decide that selling is the right move. Some inherit timber property and don't want the responsibility of managing it. Others need capital for different priorities—retirement, relocation, debt management, or new ventures. Some own land that has become challenging to manage or access. Still others simply prefer the certainty of a lump sum payment rather than the uncertainty of harvest timing and timber markets.
Whatever your reason, selling your timberland or standing timber can provide immediate liquidity without the complexity of managing a harvest operation. You avoid the timeline uncertainty of timber sales, the market fluctuations that affect pricing, and the ongoing management decisions that timber ownership requires.
What We Look For in Timber Acquisition
We evaluate timberland based on several factors. We look at timber type, stand condition, age structure, accessibility, and market value. We consider whether the property is suited for immediate harvest or if it has growth potential that will increase in value over time. We assess environmental factors, terrain, and any regulatory considerations that affect the property's value and usability.
We're interested in properties of all sizes and conditions. Mature stands ready for harvest, younger timber with growth potential, mixed-age forests, properties with development potential, and land in various states of management—we consider all of these. Our interest isn't limited to perfect properties. We evaluate each opportunity on its own merits and are willing to work with landowners in various situations.

Our Acquisition Process
When you reach out about selling, we start with a conversation about your property, your goals, and your timeline.
- Schedule a property visit to evaluate the land firsthand
- Assess timber quality, terrain, accessibility, and other value factors
- Research current market conditions and comparable sales
- Identify opportunities and characteristics that may impact the property's value
- Develop a thorough understanding of what your property is worth in today's market
Once our evaluation is complete, we present a fair offer based on our findings. If you decide to move forward, we work toward a quick closing so you can access your funds without delay.

Timber & Land Acquisition FAQs
How do I know if my timber is ready to harvest?
It depends on species, age, density, and your long-term goals. A site visit is the best way to determine the right timing.
How do you determine the value of my property?
We evaluate timber type, stand condition, size, accessibility, and current market conditions. We research comparable sales and factor in our own operational costs and timeline.
How quickly can we close on a sale?
Timeline depends on your situation and any complications with the property. In many cases, we can move quickly. We discuss the timeline upfront and work to accommodate your needs when possible.
Do you buy partial stands or only complete properties?
We evaluate all opportunities. Some landowners want to sell all of their timber, while others might sell standing timber while retaining the land. We work with various scenarios and are flexible about what we purchase.
What if I'm not sure whether I want to sell?
A conversation costs nothing. We can walk your property, discuss value, and help you understand your options. You're not obligated to sell just because we've made an offer.

Let's Get Started
If you own timberland or standing timber and are considering a sale, we'd like to talk with you. We'll evaluate your property fairly, and work toward a transaction that works for your situation.
Experience
With over 40 years of experience in the timber industry, the folks at High Mountain Resources know how to serve you. From quality workmanship to knowledge of other aspects of forestry, we give the landowner assurance that their job is being done right and that their property is in capable hands.
Practices
We address environmental challenges with an ethical approach. Streams, slopes and wildlife are all examples of these challenges. In these cases, we usually fall trees away from streams, limit work on steep and unstable slopes and usually leave habitat for wildlife to mitigate the effect of timber harvesting.
Selling Your Logs
Getting the most for your logs is more than just selling to the highest bidder. It is the art of knowing where to cut your logs to maximize grade and scale which are the basis on which logs are priced and sold. It is the ability and willingness to sort and sell logs to multiple buyers. That's where we can help.
Consulting
Not sure what to do with your timberland? We help landowners understand their options. Whether you're looking to harvest, manage for the long term, sell, or improve property access, we'll walk your land, listen to your goals, and provide honest guidance on what's realistic for your situation. No obligation—just straightforward advice.

Ken Groat has been a valuable part of our tree farm for many years. His knowledge of forest practices, timber markets, and operations has been a tremendous asset. Ken developed a strong relationship with my father and continues to be someone our family can count on for advice, guidance, and help when needed.
Will A., Family Tree Farm
We hired High Mountain Resources to log four acres of our woodland lot in 2025. Ken was professional, timely, and handled our neighbors' concerns with care. He even helped coordinate the access road and prepare the property for replanting. The entire process was straightforward, and our timber payments arrived promptly.
I highly recommend High Mountain Resources for small woodland projects.
Wayne H.
Ken was knowledgeable, cautious, and well connected with local timber buyers. He helped us make the most of our property while preserving its natural beauty and important shade trees. The finished property looks like a park, and we no longer worry about trees threatening our home. We couldn't have asked for a better experience.
